DISCUSS MINUTES of January 2, 2024, regular meeting.
BUDGET AND FINANCE:
- Discuss December financial statement.
- Discuss authorizing a comprehensive Compensation Plan review prior to the 2024-2025 Budget.
CODES AND PERMITS:
- Discuss on second and final reading the following adjoining, single owner rezonings:
- Map 096I, Parcel 002.00 (4316 Hwy 70E) from C-1 (Central Business District) to C-2 (Highway Commercial)
- Map 096I, Parcel 003.00 (4320 Hwy 70E) from C-1 (Central Business District) to C-2 (Highway Commercial)
- Map 096I, Parcel 004.00 (4338 Hwy 70E) from C-1 (Central Business District) to C-2 (Highway Commercial)
- Map 096I, Parcel 011.00 (21 Martin St.) from R-3 (High-density Residential) to C-2 (Highway Commercial)
- Map 096I, Parcel 012.00 (420 Church St.) from R-3 (High-density Residential) to C-2 (Highway Commercial)

NOTE 1: First reading was approved contingent upon all six (6) listed lots being consolidated into one (1) lot of record.
NOTE 2: A Public Hearing will precede this action at the Regular Meeting.
- Discuss on second and final reading Amended Ordinance to Amend Zoning Ordinance Article III, Section 3.090 (G) Access Control, by Adopting Traffic Impact Guides by Reference. NOTE: A Public Hearing will precede this action at the Regular Meeting.
- Discuss on first reading an Ordinance to repeal and replace Article VI, Provisions Governing Planned Unit Development Districts, in its entirety, and to repeal and replace any Ordinances or parts of Ordinances in conflict herewith.
- Discuss amending “A Resolution of the Town of White Bluff, Tennessee, to add Notice Requirements to Zoning and Rezoning Requests” regarding signage.
- Discuss requiring sprinkle systems for any construction involving shared walls.

- Discuss Offer of Irrevocable Dedication accepting the Cherokee Dr. extension (Dillard Hills Estates) as a Town Street and require a one-year maintenance bond of $20,000.00.

NOTE: Preceding the February 6, 2024, Town Council meeting, we will have a Beer Board meeting at 6:45pm. The purpose of the meeting will be to verify that all annual permit fees have been paid and to consider an off-premises Beer Permit for the new Dollar General Market.
